Minimum Required |

July, August & October Week-Ends. |
| Due
to the extremely short peak season in the Berkshires, most Inns and
Bed & Breakfasts maintain a 3 night minimum stay requirement on
week-ends during the months of July, August and October, as well as
on holiday week-ends. We apologise for this economic necessity and
regret that we cannot make any exceptions to this policy. |

Deposits
and Cancellations:

| A
minimum deposit of fifty percent (50%) of your lodging is required
to guarantee your reservation. This deposit can be paid by check (by
mail) or credit card (by phone) and will be credited at the end of
your stay. On cancellations prior to 14 days before the reservation
date, the deposit will be refunded less 10%. On cancellations with
less than 14 days before the reservation date, the room charge will
be refunded at 90% if we are able to rent the room. Check-in begins
at 3 pm and check-out is 12:00 noon. |

All
rooms have full private baths and most are air conditioned. A generous
breakfast buffet is included, along with complementary sherry, port
or tea.
